DESIGN PROCESS Stage One Our service
for "Alterations and Additions" usually commences with an on site
consultation at your home. Topics discussed include:
- the existing home
- the client's expectations
- budget considerations
- current and prospective property values
- internal and external environment including: pedestrian
movements, zoned living areas, house orientation and external
vegetation
- builder versus owner builder
- insurance requirements
- our costs and services
Following an agreement on costs, a detailed site measure and
structural assessment is made of your home. Stage Two
Preliminary concept sketches are then developed and discussed at the
following meeting in our office. With designs produced on computer,
we have the ability to produce 3D rendered views from all angles.
Walk throughs and internal views may be generated to highlight
specific details, areas or room layouts. Stage Three
With the design finalised, completed drawings and building
documentation are produced. At this time, structural requirements
may then be identified and quantified. Depending upon your
instructions, further consultants that may be engaged on your behalf
include:
- structural engineer
- geotechnical engineer for a soil report and footing
recommendation
- land surveyor for levels and a re-establishment survey
- colour coordination
- landscape architect
Stage Four Our service may not end here. Site
attendance and contract administration will ensure we are on hand
to follow your project from inception through to completion. |
