in the meantime. Medium density design and documentation can be
separated into the Town Planning Application and the subsequent
Building Permit Application.

Planning applications in metropolitan councils across Melbourne at
any one time. We have a proud record of 100%
success rate with these applications over the past five years.
TOWN PLANNING APPLICATION
The Town Planning Application results in a Town Planning Permit to
build the dwelling described. For our costs, Town Planning
documentation is divided into three stages. Stage One
Stage One is a Feasibility Study in order to investigate whether the
site is capable of meeting the clients expectations. A sketch is
prepared and discussions are held with council Town Planning Officers
in order to ascertain council opinion of the proposal. Clients are
invited to attend this preliminary conference.
A written report on council comments and the sketch plan are then
provided in order that clients may make an informed decision on the
likely success of the application.
Many clients take advantage of the nominal fee for Stage One prior to
the commitment for Stage Two.

Two comprises the full Town Planning documentation ready for a Town
Planning Application, including:

Site and Neighbourhood Description Plan in accordance with
Clause 55 of ResCode requirements.

Design Response Plan in accordance with Clause 55 of ResCode requirements.

Detailed report of the development compared to the
Objectives
and Standards of ResCode and the local council variations
(approximately 15 pages).

Detailed design of the proposal including plans, elevations,
levels, materials, colours, landscape design, stormwater retention
systems, shadow diagrams, etc.

Other documentation that may be required by council including
Site and Re-establishment Survey, Landscape Architect's design,
arborists report, house energy reports, etc.

Stage Three Stage Three includes monitoring of the
application through council and attending to further enquiries and
concerns
raised. Clients are forwarded copies of all council documentation
received. BUILDING PERMIT APPLICATION
Once a Town Planning Permit has been secured, the Building Permit
Application documents can then be prepared. Detailed drawings, specifications,
structural and footing designs allow builders to provide a fixed
quote on the proposal described in the Town Planning Permit.
